Older couple talking together in a senior living community

What Is a Life Plan Community? CCRC Contracts and Care Levels Explained

A continuing care retirement community (CCRC), often called a life plan community, combines multiple levels of senior living and care under one organization. A resident may enter while independent and later move to assisted living, memory care or nursing care as needs change, depending on the community’s services and contract.

What levels of care can a CCRC include?

  • independent living;
  • assisted living;
  • memory care;
  • skilled nursing or long-term nursing-home care;
  • rehabilitation;
  • home-care or wellness services.

Not every campus offers every level, and access to higher care may depend on availability and contract terms.

Why families consider a life plan community

The main appeal is continuity. A couple may be able to remain on the same campus when one spouse needs more help. Residents may also avoid having to research an entirely new organization during a health crisis.

CCRC contracts can be complex

Some communities charge a substantial entrance fee plus a monthly fee. Contract models can differ in how future assisted living or nursing care is priced. Families should understand what the entrance fee buys, what is refundable, and how monthly fees change when care needs increase.

Questions to ask about the entrance fee

  • How much is refundable and under what conditions?
  • What happens if the resident leaves?
  • What happens after death?
  • Is the refund tied to resale or reoccupancy of the unit?
  • Are there administrative deductions?

Questions about future care

  • Is assisted living guaranteed if needed?
  • What happens if the preferred level of care has a waitlist?
  • Can couples remain together?
  • How are memory-care needs handled?
  • What nursing services are available on campus?
  • How does pricing change after a move to higher care?

Check financial strength and regulatory oversight

A long-term contract can create significant financial exposure. Ask for financial disclosures available under state law, review the contract carefully, and consider independent legal and financial advice before committing a large entrance fee.

CCRC vs assisted living

Assisted living is a care setting. A CCRC is a broader campus or contractual model that may include assisted living among several levels of care. Someone who already needs significant help may not receive the same entry terms as a fully independent resident.
