What to Check Before Using a Senior-Living Move-In Discount

A waived community fee, free month, reduced rent, or promotional care package can make a senior-living offer attractive.

The discount may be real. It may also expire long before the resident’s needs or family budget change.

Evaluate the regular rate first, then treat the promotion as a temporary reduction.

Ask what is discounted

Identify whether the promotion applies to base rent, community fee, care fees, second-person fee, room upgrade, first month only, multiple months, or another charge.

A “one month free” offer can mean different things depending on which component is waived.

Ask when normal pricing begins

Record:

Promotion start: ______

Promotion end: ______

Regular base rate: ______

Current assessed care fee: ______

Regular estimated total after promotion: ______

Judge affordability using the regular total, not the promotional month.

Check the conditions

Ask whether the discount requires a move-in by a certain date, a specific apartment, minimum stay, deposit deadline, automatic payment, new-resident status, or a certain care package.

Get the conditions in writing.

Ask what happens if move-in is delayed

A hospital stay, medical clearance issue, or family logistics problem can push the move past the deadline.

Ask whether the discount is lost, extended, or transferred to another room.

Do not assume verbal flexibility will appear in the final agreement.

Confirm care pricing

A promotion on rent may not apply to care charges.

Ask whether current care is included, whether care can be reassessed during the promotion, and whether standard care pricing begins before the rent discount ends.

Compare the total contract

A large one-time discount does not automatically beat a lower recurring rate elsewhere.

Compare the community’s regular recurring total, required care, and resident fit first.

Frequently asked questions

Is a promotion a red flag?

Not by itself. Evaluate the written terms and care quality separately.

Can we negotiate the expiration date?

You can ask, but get any change in writing.

Should we choose the biggest discount?

Not unless the community is also the right care fit and affordable at the regular rate.

The practical goal

Know what is waived, for how long, under what conditions, and what the bill becomes afterward.
